Job Description

The Maintenance Engineer III performs preventive maintenance and repairs of HVAC and peripheral equipment, pumps, motors, fans, conveyor, and other major equipment. Responsibilities include a general working knowledge of all major systems, chillers, electrical, air handling, and building control systems. Ability to repair or replace pumps, motors, bearings, and components. Maintains inspection and repair documentation and inventories.

Responsibilities include a general working knowledge of all major systems, chillers, electrical, air handling, and building control systems. 
Ability to repair or replace pumps, motors, bearings, and components. 
Maintains inspection and repair documentation and inventories. 
All work is to be performed according to departmental or manufacturer standards. 
Must maintain and use all appropriate safety equipment, such as safety glasses, gloves, face shield, and coveralls. 
Inspect electrical distribution systems, locate short circuits, loose connectors, worn motor brushes, etc.; inspect fire alarm systems and provide first response to all fire alarms.
Maintain a clean and safe work area, equipment rooms and shop areas.
Maintain all written logs pertaining to shift responsibilities, i.e., med gas, equipment room rounds, etc.
Maintain water chemistry and testing procedures on equipment and building systems.
Perform all work following infection control procedures.
Perform minor carpentry and painting work.
Minor repairs and maintenance of plumbing fixtures, piping systems, plumbing leaks, defective pipes and clogged drains.
Safely and efficiently operate and maintain all mechanical systems, i.e., steam pressure heating systems, water systems, ventilation systems, refrigeration equipment, etc.; round mechanical equipment and machine rooms in all buildings as assigned.
Ability to read blueprints, specifications, technical manuals.
Other duties as assigned.
High school diploma or GED required. Trade school or trade specific certificate preferred. Military experience equivalent accepted.
Work experience working in a healthcare or commercial building environment preferred.
