Job Description

The primary purpose of the Maintenance/Engineering Technician is to assure that maintenance and repair activities are completed under the direction of the Chief Engineer. Be agreeable to being properly trained/cross trained and educated sufficiently in order to perform his/her duties at the highest efficiency level. Serve as Security Officer, as assigned.

The primary purpose of the Engineering Technician is to assure that maintenance and repair activities are completed under the direction of the Chief Engineer.  Be agreeable to being properly trained/cross trained and educated sufficiently in order to perform his/her duties at the highest efficiency level. Serve as Security Officer, as assigned.

Essential Duties and Responsibilities include the following:

 

  • Fire Alarm System              
    • Reset Alarm Panels, Pull Stations, Smoke & Fire Dampers
  • Mechanical Room (MOB)
    • Take temperature readings
    • The ability to switch circulating pumps
  • Air Handler Rooms
    • Ability to determine heating or cooling modes
    • Knowledge of zone dampers, lubricate fittings, and electrical disconnect panels
  • Boiler Rooms/Operations - Condensation Tank/Boiler Feed Water Pumps – Hot Water Tanks (Hospital and Health & Rehab Center)
    • Measure temperature and take appropriate action
    • Measure water level in site glass and take appropriate action
    • Measure pressure and take appropriate action
    • Perform blow down
    • Test chemical levels and take appropriate action
    • Perform boiler change over
    • Properly identify and understand operations of all shut-off valves
    • Perform manual operation of feed pumps
    • Visual inspection of water pumps for operations
  • Generator Room/Emergency Generator/Main Electrical Panels
    • Ability to perform manual operations of generators
    • Performs weekly checklist (while operational and non operational)
    • Ability to identify different phases of power, tripped breakers and panel boxes affected
    • Ability to identify, isolate and rectify causes for tripped breakers
  • Chiller Room
    • Visual inspection to ensure operation of air compressors, vacuum pumps and hot water circulation pumps
    • Measure water temperatures and take appropriate action
    • Measure high and low pressures and take appropriation actions
  • Preventative Maintenance
    • Inspect receptacles for loose lugs, cracking, ground integrity, tension, polarity and signs of bad wires.
  • Electrical and Non-clinical equipment
    • Ability to test, service and maintain electrical equipment, electrical beds, and suction pumps.
    • Ability to test all equipment for ground resistance, current leakage with normal and reverse polarity and damage to machine or cord.
  • Filter Cleaning, Changing and Frequency
    • Filters are to be changed monthly and noted in the log
    • Ability to replace air handler filters and basket filters
  • Electrical Power Distribution
    • Ability to test for high and low temperatures of breakers
  • Security Duties
    • Patrols lobbies, corridors, public rooms, parking areas and grounds to prevent and deter crimes against people and property.
    • Coordinates with management and interviews visitors/patients/associates to investigate all security incidents regarding disturbances, complaints, thefts, vandalisms, and accidents.
    • Accurately and thoroughly completes forms, records, reports and investigations in a timely manner.
    • Performs surveillances and protection details to protect property, associates, visitors, and patients.
    • Patrols building and parking areas to detect fires, unsafe conditions, and missing or inoperative safety equipment.
    • Follows up to ensure identified safety hazards are corrected.
    • As appropriate, warns or ejects troublemakers, and cautions careless persons.
    • Makes timely and effective responses to calls for assistance, codes and drills.
    • Obtains necessary assistance for accident victims and writes accident reports, if necessary.
    • Investigates issues involving questionable/suspicious persons.
    • As appropriate, will assist in subduing individuals, as required.
    • Assists local law enforcement officers in situations where they have primary jurisdiction.
    • Makes sound judgment decisions regarding the need for additional security and/or law enforcement officer assistance.
    • Performs traffic control, as necessary.
    • Performs dispatch control duties, as needed.
    • Performs accurate radio communications and immediately responds to all dispatch requests.
  • Performs other duties as assigned.

Education and/or Experience                                                       

High school diploma or general education degree (GED). One to five years engineering experience, preferred. One to three months related experience and/or training, or equivalent combination of education and experience for Security.
